Mission Viejo prices
Pricing a full re-roof in Mission Viejo
Two houses on the same street can differ by a third on the same job. Pitch, layers, decking and access account for nearly all of it.
Or call (949) 703-2642Your request is in.
We are matching it now against roofing contractors working in Mission Viejo and the surrounding area.
- Today, usually within the hour. The first contractor calls or texts the number you gave us. ASAP requests go out first.
- Up to three of them, no more. We cap it at three so you can compare without your phone melting.
- They come and look. Estimates are given after somebody has been on the roof, not over the phone.
- You decide, or you do not. There is nothing to cancel and nothing to pay us.
If you do not hear anything today, check your voicemail and spam folder — contractors often call from a mobile number.
These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Mission Viejo is built. No contractor is bound by them, and nobody can price a roof they have not stood on.
| Covering | Per square | Typical whole roof | Expected life |
|---|---|---|---|
| Architectural asphalt shingleThe default choice on most American homes, and usually the right one. | $700 – $1,100 | $14,000 – $31,000 | 25 to 30 years |
| 3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it. | $600 – $825 | $12,000 – $23,000 | 15 to 20 years |
| Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor. | $950 – $1,500 | $19,000 – $42,000 | 25 to 35 years |
| Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch. | $1,400 – $2,300 | $28,000 – $64,500 | 40 to 60 years |
What moves the price
- Where you land in the season; crews discount when the phone is quiet
- Association rules on colour and profile, which can rule out the cheaper options entirely
- How many old layers have to come off before the new one goes on
- Permit and inspection fees, which vary more between towns than people expect
- Pitch — anything over about 7:12 needs staging and slows a crew down
Locally
When a whole neighbourhood is built in one push, the roofs wear out in one push too. Forty-plus years on, the failures are no longer random — they are a cohort arriving at the same time.
Treat this as the shape of the market, not a price. The only real number comes from somebody who has been on your roof.
These are estimates, not quotes. They are compiled from national installed ranges adjusted for California costs and for how Mission Viejo is built. No contractor is bound by them.
Questions about price
Is moss on the roof a problem?
Yes, eventually. Moss holds water against the shingle and lifts the edges as it thickens. Zinc or copper strip at the ridge suppresses it. Pressure washing an asphalt roof strips the granules and does more harm than the moss did.
What if the decking is rotten underneath?
Expect a few sheets on most older roofs. Get the per-sheet rate in the contract. Open-ended decking charges are where a fixed price stops being fixed.
What happens to my information?
Your details are passed to up to three local roofing contractors so they can quote. That is the only use. You can ask us to delete them at any time, and there is a do-not-sell page for exactly that.
